Walk & Talk
During a Walk & Talk Inspection
The buyer focuses on the layout and the esthetics of the home. The inspector is efficiently conducting a visual inspection to assess the integrity of the structure.
The Hot seller’s market
Is prompting buyers to make offers that waive contingencies. A Walk & Talk inspection can help the buyer get a realistic sense of the home’s condition by flagging the repairs and identifying areas that require further evaluation.
Who should attend
The buyer, agent, and home inspector go to the residence together during a scheduled “showing,” normally between 15 -30 minutes. Since they are making the visit together, the buyer is getting real-time feedback on the home’s condition at the end of the “showing”.
Scope & Cost
Will depend on the individual home and the buyer’s preference. The time limit and the size of the home will dictate the scope and coverage of the inspection. The cost of the inspection will be significantly less than a full inspection due to it being just a visual exam. Before going to the residence, the buyer and the inspector will agree as to the buyers priorities, which will help determine the specific visual scope of the inspection. Once the scope has been decided, the scopinspector will provide a quote. Both the scope and quote should be part of a clear, written agreement so that everyone is on the same page.
What to expect
The Walk & Talk does not result in a written report and there are no pictures taken during the inspection. The information exchange occurs during the inspection with a brief recap at the conclusion. If you are unable to attend then please have a plan with your realtor to include a video chat (FaceTime, Zoom or Skype) to cover the duration or the inspection.
